Gyurjyan Cascade: a new neighborhood in Yerevan's Nor-Nork district

For most people, buying a home is an important event. People seek to buy modern houses, without the standard Soviet design.  However, before buying real estate, you should pay attention not only to comfort, but also to the choice of a reliable developer, earthquake resistance of the building and availability of infrastructure, including schools, kindergartens, stores, green spaces, parking lots, and, of course, public transport accessibility.

All this is taken into account in the construction of a new residential complex in Yerevan's Nor-Nork administrative district. A key priority for its developer, the Gyurjyan Gardens company, is not only to make the apartments comfortable and innovative, but also to comply with all urban planning norms.

The construction of the Gyurjyan Cascade multifunctional complex has kicked off in one of the eco-friendliest parts of Yerevan, at 14/1 Gyurjyan Street in Nor-Nork. The project is implemented by ArtCompany, which has developed more than 0.5 million square meters of area over the past 10 years.

The Gyurjyan Gardens company was among the participants of the large-scale exhibition TOON EXPO 2023 held in Armenia, which offered visitors the chance to get familiar with the construction project of the unprecedented multifunctional residential complex in Yerevan. More than 200 apartments have already been reserved during the five-day expo.

Presenting the project, Gyurjyan Gardens founder Vahe Petrosyan notes that it replicates the Yerevan Cascade with its urban planning solutions. A second cascade is being built in Nor-Nork, which will stand out with its aesthetic design and competent urban planning solutions.

To ensure a high quality of life for the residents, every detail has been carefully considered in the complex. Its location and architectural solutions perfectly complement each other, creating an environment conducive to a fulfilling life.

One of the important features is that the developer will offer residents not only quality and comfortable apartments, but also an energy saving program, which will be implemented in Armenia for the first time.

"We will pay close attention to energy saving. The urban planning project has an A-class energy performance certificate. Charging stations for Tesla and other electric cars as well as devices for uninterrupted power supply will be established in the quarter," says Vahe Petrosyan.

The residential complex will have a wide green zone, parks, playgrounds, football fields, a children's pool, as well as separate areas for pets.

"Our main goal is not to sell real estate, but to boost the people’s life quality, so that living in this neighborhood, people would feel comfortable, happy, safe and, most importantly, wouldn’t worry about their children," Vahe Petrosyan notes.

"A comfortable apartment in a comfortable environment": this is one of the formulas for a happy life offered by the Gyurjyan Gardens company. It is no coincidence that everything has been taken into account during the construction of the residential complex. The construction of a new road linking the Nor-Nork district to Kentron through Myasnikyan Avenue is of great importance. Thus, it will take only 6-7 minutes to reach the city center.

The well-arranged Gyurjyan Cascade neighborhood covering an area of more than 7.3 hectares is expected to have 32 buildings with 6 to 16 floors, 30 of which will be residential. In total, there will be 2,500 apartments and a parking lot for 1,750 cars. Surface parking lots will also be constructed. The neighborhood will have separate roads for ambulances and fire trucks for security reasons.

At the same time, Gyurjyan Gardens is also introducing an unprecedented innovation in Armenia as part of the urban development program. In particular, a solar substation will be attached to the condominium, which will annually produce so much electricity that the price from its sale will be equivalent to the amount of electricity consumed by the residents. In other words, as Vahe Petrosyan notes, energy costs will be minimized for the residents.

In addition, the buildings will be connected to the gas network. The complex will also meet the global standards, having 9-point earthquake resistance.

Incidentally, the company has successfully implemented dozens of top-quality projects in the real estate market.
